The first efforts will concentrate on selective demolition and abatement measures at the existing two-story structure located in downtown Utica. Kershaw-Zalewski/Artisan Builders and stakeholder will be providing construction management services on the project. Work is estimated to continue for 6 to 7 months on the mixed-use redevelopment of the building at 251 Bleecker Street. Bonacci Architects provided architectural design for the new SRC corporate headquarters (120,000gsf) located in North Syracuse.  The new building received LEED Silver Certification by the US Green Building Council.  SRC decided to pursue LEED certification to further demonstrate their dedication to improving the quality of life, advancement of environmental conscientiousness and being a model for the community at large. Bonacci, AIA, Principal of Bonacci Architects pllc, has accepted a second term as Chairperson of the City of Utica Scenic and Historic Commission.  The commission is responsible for review and approval of proposed exterior building and site renovations as they relate to architectural and historical integrity in designated areas of the City.  The commission meets monthly to review appropriateness of applications. The two-story mid-1800’s building will be completely renovated. The renovated building and its additions will become the new expanded Utica offices of Bonacci Architects as well as offices for a local independent insurance agency and two loft style apartments. Additional stakeholder in the building is the local construction company of Kershaw-Zalewski Associates, Inc., which will also be responsible for construction management on the project. Bonacci Architects and Kershaw-Zalewski both have extensive experience in rehabilitation and restoration of historically significant structures throughout New York State.&lt;br /&gt;&lt;br /&gt;The group is presently finalizing the design, cost estimation and financing for the project. Reconstruction work is expected to begin before the end of the year with initial occupancy planned for late summer 2010.&lt;br /&gt;&lt;br /&gt;The building, located at 251 Bleecker Street, is one of four (4) buildings saved from the wrecking ball by the current City of Utica administration with a vision for rehabilitation. The entire block is an excellent example of mid-1800’s urban mercantile architecture. These structures were erected steps away from the once vibrant Erie Canal that passed through the heart of the City.&lt;br /&gt;&lt;br /&gt;We will continue to provide updates as our building, our block, our community is transformed. (GLDC) that the 24,000 GSF Griffiss Institute Expansion has received sufficient LEED credits for a "Silver Rating".  This is actually a higher rating than originally targeted.&lt;br /&gt;&lt;br /&gt;Bonacci Architects, pllc and their consultants: Towne Engineering and Klepper, Hahn &amp;amp; Hyatt, PC, were the design team for the first "LEED" certified green building at the park.  The Prime Contractor(s) for the project were George A. Nole &amp;amp; Son, Inc. and Savoy-Joseph, Inc.  This achievement would not be possible without the owner (GLDC) embracing the idea of sustainable design. Bonacci Architects has started preparing documentation on the existing building at 300 W. Dominick Street, Rome, NY and meeting with Oneida County Engineering and Dept. of Social Services management to determine the scope of work for the 32,000 SF building.  The renovation work for the first floor offices will include a change of occupancy from the current building use (formerly Phillipson's Army &amp;amp; Navy Store).  The scope of work will include general construction, plumbing, HVAC and electrical changes. Bonacci Architects worked closely with the school, church and Diocese in overseeing the project that corrected water infiltration and masonry deterioration issues.  The project required close coordination with church and school to insure minimum disruption of functions on the campus.  The school is an excellent example of stone Gothic style of the period. Bonacci Architects designed an addition which almost doubles the size of the existing house.  The existing ranch style house is also being significantly renovated &amp;amp; upgraded to accommodate the needs of HARC consumers who will reside there. The main entrance and parking lot entrance were both greatly improved with reconstruction of granite stairs at main entry and re-worked sidewalks for improved handicapped accessibility from their parking lot. Renovations of the 4-story historic building include a number of improvements that are visible from the exterior.  All of the windows have been replaced including the main floor storefront, which was restored to what it may have looked like when the building was built.  The former loading dock off of the east side of the building was completely re-built to become the main entrance for the building with an ADA ramp directly adjacent to the parking lot.  The re-built dock will also provide a much needed exterior terrace for staff.  The first and second floors werre completely renovated to house Kids Oneida's administrative offices.  A large training room and two additional conference rooms are located on the first floor.  Many of the existing hardwood floors were left exposed and refinished to preserve some of the original flavor of the building.  A new elevator was installed for improved and safer access to each floor. The existing ice surface is located 1/2 story below the first floor of the building.  Currently, wheelchair athletes have to enter the ice through lower level storage and utility rooms.  A new concrete, masonry and wood framed ramp and enclosure is planned for the rear of the building. There are several components to the improvements planned for this property.  The project is currently in the working drawing production phase.  The scope of work began with an analysis of settlement of the existing slab on grade in portions of the existing former church building.  One phase of htis owrk will require removal of these slabs and the installation of new concrete slabs.  Helical piles will be installed first to provide structural support of the new slabs. Bonacci Architects is working closely with Black River System (BRS) executives preparing preliminary designs for the company's expansion into a three-story building adjacent to their current offices.  Following a code analysis and feasibility study performed by Bonacci Architects, BRS retained the firm to continue with the preliminary design phase.  BRS hopes to complete facade renovations and completely renovate a tleast one floor for their current growth.  The longer vision for the adjacent structure is to eventually occupy all the upper floors with new offices for employees as well as development of a rooftop terrace and wellness center in the basement level.  The first floor will be developed for a retail or food service tenant. Working closely with Charles A. Gaetano Construction and LAH, phase I of the project has been submitted to Division of Housing and Community Renewal for state aid to help finance the project.  Phase I includes major renovations to 44 apartments contained in two five-story buildings on the campus.&lt;br /&gt;&lt;br /&gt;A Phase II proposal for the 17-story building with 215 units has recently been submitted to the State Housing Finance Agency for approval.  The phase also involves major renovations to the apartment units.&lt;br /&gt;&lt;br /&gt;The entire project cost is estimated to be $43.8 million including purchase, renovation and soft costs. In addition to being the first green buidling in the Park, it also is on track to be the first LEED certified building in all of Oneida County in the "new construction" category.&lt;br /&gt;&lt;br /&gt;LEED, which stands for Leadership in Energy and Environmental Design, is a certification program administered by the U.S. Green Building Council insuring that "green building" techniques or "sustainable design" techniques have been implemented in the design.&lt;br /&gt;&lt;br /&gt;"GLDC wanted to be a community leader in the green initiative" said Steve DiMeo, President Mohawk Valley EDGE. "Following the LEED guidelines to certify the building added less than two percent to the overall construction costs. In terms of the added value of reduced energy bills and promoting environmental awareness, it was money well spent."&lt;br /&gt;&lt;br /&gt;David J. Bonacci of the local architectural firm of Bonacci Architects, pllc in conjunction with the local engineering firm of Towne Engineering, highlighted some real benefits of their green design.
